- How much is a loft conversion ?Open or Close
As a guide a Dormer conversion can start from £25,999 and a Velux™ conversion from £18,000, however prices can vary due to the size of the conversion and complexity. Every project is unique therefore you need to book a design visit with us so we can quote accordingly and offer the best price for your loft conversion project.
- Will I need building regulations ?Open or Close
Yes. If your conversion is for habitable accommodation then it needs to be planned professionally to ensure it confirms to stringent building regulations, Top Storey have the own drawing office, where our technical draughtsmen will produce your plans to the highest standards and specifications.
- Do I Need Planning Permission ?Open or Close
Under regulations that came into effect from 1 October 2008 a loft conversion or small dormer extension is considered a permitted development, and generally does not require planning permission. Permission is required if you plan to extend or alter the roof space more than specified limits and conditions:
Volume increase of 40 cubic metres for terraced houses or 50 cubic metres for detached & semi-detached houses. No extension beyond the plane of the existing roof slope of the principal elevation that fronts the highway (i.e. no dormer to face the street).
No extension to be higher than the highest part of the roof Materials to be similar in appearance to the existing house (i.e. in keeping with the house and street). Side-facing windows to be obscure-glazed; any opening to be 1.7 metres above the floor. Dormer extensions, excluding hip to gable dormers are set back, as far as practicable, at least 20cm from the eaves. Roof extensions are not permitted development in designated areas, i.e. National Parks, Conservation areas, World Heritage Sites.
However the majority of Loft Conversions including those with quite large dormers do not require Planning Permission as the development can be completed under Permitted Development Rights.
- Can I view a completed Loft Conversion ?Open or Close

When we meet with you to discuss your loft conversion project we can tell you which customers you may contact in your area for a reference and if OK with the customer you are more than welcome to visit their home to view the work we carried out.
- Can every loft be converted ?Open or Close

- How long will a Loft Conversion take ?Open or Close
* For an average sized Velux / Rooflight conversion from start to finish is between 12 – 14 days.
* For an average Hip To Gable Conversion 14 – 16 days.
* For a Rear Dormer Conversion we aim to have it completed within 18 – 20 days.
* For a Roof Lift Conversion usually 18 – 20 days.

Yes, these type’s of loft’s are getting a lot more common around 50% of our conversions have trussed roofs.
- Will I get a guarantee ?Open or Close
All Loft Conversions carry a 5 year guarantee for labour and materials. (Smoke alarms exempt 1 year manufactures).
- What disruption should I expect ?Open or Close
Disruption to the householder is kept to minimum as possible, only breaking through the stairwell on the last few days to incorporate your new stairs case.
- Can you do Bathroom or En-suite Loft Conversions ?Open or Close
Of course, if there is sufficient room in your loft, a bathroom/en-suites will always enhance your conversion.
- Who supervises the work whist in construction ?Open or Close
We have qualified supervisor ‘s who visits each job from start to finish during the conversion.
- What about my water tank during the Loft Conversion ?Open or Close
Water tanks are a usual feature in most lofts, a plumber will be instructed to move and relocate your water tanks, when and as required.

Top-Storey has public liability Insurance for over two million pounds. We are delighted to say we have never made a claim in all the years of trading.
- What if I want additional radiators ?Open or Close
No Problem at all, we can help.
- Who disposes all the waste material ?Open or Close
We do via skips, the cost of which will be included in your proposal.
- What about the old loft hatch ?Open or Close
The existing loft hatch will be made good, and plastered finish.
- Could you draw plans for my Loft Conversion ?Open or Close
Yes, Top-Storey provide a full planning and design service only if required. Top-Storey draw plans not only for potential customers, but also draw plans for other Loft Conversion Companies, Top-Storey are expert’s in this field.
